SUMMARY:

Oversee daily departmental operations to safeguard property assets, employees, and guests while maintaining a secure and well-protected environment. Ensure compliance by managing required logs, certifications, and documentation in alignment with legal regulations and Standard Operating Procedures. Leads staff training in emergency response protocols, accident prevention, and fire safety measures. Prioritizes guest and employee satisfaction while optimizing departmental performance within budgetary guidelines.

ESSENTIAL FUNCTIONS:

Essential functions as defined are ILLUSTRATIVE ONLY and not a comprehensive listing of all functions and duties performed by incumbents within this classification. Essential duties and responsibilities may include, but are not limited to, the following:

Leadership

  • Provide leadership and oversight for the Loss Prevention team, ensuring seamless execution of security operations and strategic initiatives to safeguard property, guests, and employees.
  • Ensure all Loss Prevention team members are trained and knowledgeable of property and departmental policies, and standard operating procedures.
  • Plan, organize, schedule, review, and evaluate the work of department staff.
  • Educate staff on techniques for theft prevention; de-escalation of situation and disputes; and foster a culture of security awareness.
  • Implement ongoing training programs to ensure the Loss Prevention team has current knowledge of emerging security threats and best practices.
  • Train department team to work seamlessly with guest services, housekeeping, engineering, and all operational team members and departments.
  • Reinforce integrity and ethical standards in security operations.
  • Chair the property Safety Committee; conduct monthly committee meetings to provide incident updates, risk reports, and other pertinent issues.

Emergency Preparedness

  • Assume command of emergency response in emergency situations.
  • Train property staff in emergency procedures, fire prevention, and evacuation protocols.
  • Prepare staff to take decisive action in crisis situations, ensuring owner, guest, and employee safety.
  • Ensure fire drills and inspections are completed per schedule and performance standards.

Compliance and Documentation

  • Ensure adherence in all Hōkūala departments to established safety regulations.
  • Maintain required logs and certifications as required by state and federal regulations as well as those established by Timbers Kauaʻi.

Financial

  • Develop and manage the department’s annual operating budget, ensuring cost effective operations.
  • Analyze financial reports to identify reasons for budget variances and recommend cost savings strategies.
  • Optimize resource allocation; monitor equipment, staffing, and training program

Management

  • Ensure patrol frequencies and coverage are maintained.
  • Establish clear KPI’s and conduct regular evaluations to ensure team effectiveness.
  • Oversee daily security functions including patrols, emergency response, and incident investigations.
  • Conduct hazard and risk assessments, including OSHA/safety audits and incident tracking.
  • Develop and implement policies to minimize theft, and property damage.
  • Ensure maximum uptime and maintenance of security systems, including CCTV, and alarm systems.
  • Coordinate investigations and legal action when necessary.
  • Educate staff on theft prevention and security techniques.
  • Ensure all workplaces are properly secured.

Owner/Guest Satisfaction

  • Prioritize owner and guest satisfaction by addressing loss, injury, or health and safety matters promptly and professionally.
  • Train team to respond to call with professionalism, empathy, and attentiveness, ensuring they address customer concerns with sensitivity and care. Their approach should prioritize safety while maintaining a respectful and reassuring presence in all interactions.

Reporting

  • Ensure all incidents are recorded and reported to the appropriate stakeholders.
  • Maintain incident report system, ensuring that all evidence and testimony, including internal records, 3 rd party testimony, photographs, and other assets are clearly logged and properly maintained.

  Common goals

  • Work with other department managers to ensure property goals are achieved.
  • Contribute to management team initiatives.
  • Other duties as assigned.

QUALIFICATIONS:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge and/or skill required.

 E ducation and Experience:

  • High school diploma/GED
  • At least 4 years of experience in security//loss prevention, with at least 2 years in a leadership role or 2-year degree from an accredited college or university in Criminal Justice or related major.
  • Strong leadership and team management skills
  • Knowledge of safety and environmental regulations
  • Excellent problem-solving and decision-making skills
  • Strong communication and interpersonal skills
  • Ability to develop and manage budgets.

Licenses and/ Certifications

  • Valid driver’s license with clean motor vehicle record.
  • Certified in CPR/First Aid/AED within 6 months of hire.
  • Current, valid State of Hawaiʻi Guard Employee (GDE) License.

Required Knowledge and Skills

  • Strong leadership and supervisory skills to manage a large team.
  • Excellent communication and interpersonal skills to interact with team members, owners, and guests.
  • Knowledge of health and safety regulation.
  • Knowledge of fire alarm systems.
  • Ability to work under pressure and handle multiple tasks efficiently.
  • Proficient in using standard computer software (e.g. Microsoft Word, Excel, Outlook,) for standard report generation and tracking.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedural manuals.
  • Correct business English, including spelling, grammar, and punctuation.
  • Sound judgement to act independently within established procedural guidelines.
  • Techniques for dealing with a variety of individuals from various socio-economic, ethnic, and cultural backgrounds, in person, by video conference, and over the telephone.
